One condition from the lender for financing is the property must be insured, so it is a good idea to make your phone call for insurance approval as soon as you can, following an offer being accepted. You will not need to have a policy in place until the date set for closing, however you will want to be sure insurance is possible, and if not what is required to make it possible. A good insurance specialist will have a list of questions they need answered regarding the property you are purchasing. Bring that list with you to the home inspection, your home inspector will be more than happy to answer those questions where possible. A good rule of thumb is - If the insurance company is interested in specific information regarding the property – they will ask!
